6. What Are the Officer Positions in the HOA Board and Their Duties?

President/Chairperson: Leads Board and Annual meetings, signs contracts, acts as liaison between the Board and management, and assists with meeting agenda preparation.

Treasurer: Participates in budget preparation, monitors expenses and receipts, manages collections, reviews financial reports, and coordinates with the management company for tax filings.

Secretary: Takes minutes at Board and Annual meetings, reviews and approves correspondence, and works with the management company to maintain the homeowner directory.
7. Whom do owners contact about issues or questions?

Owners with accounting issues may contact the BMC Accounting team directly at 541-485-6991.

Owners who have maintenance of common area questions, or governing documents compliance issues may submit them to BMC, direction may need to come from the Board of Directors at the next Board meeting.

Owners who have an afterhours maintenance emergency may call the emergency maintenance pager line at 541-485-6991 and following the prompts. Emergency response to individual unit issues is chargeable to individual unit owners at overtime rates.

Owners who would like in-unit contractor help from BMC may request a work order which is chargeable to individual unit owners at current market rates, including travel time.

For non-maintenance emergencies outside of business hours, please contact a Board representative or, if appropriate, call 911.
8. Who makes the decisions for the HOA?
The HOA is governed by an elected Board of Directors, who makes decisions on behalf of the Owners. The management company supports the efforts of the Board of Directors, and carries out directions provided by the Board.
